Pre-construction & Development Services

 

These services provide clients in the feasibility and conceptual stage of a project a formal approach to defining the scope, costs, and timing of same, allowing the client to make educated decisions on how to move the project forward, or even to move the project forward in a particular location. There is a wide range of issues, aside and as part of the budgeting of costs and scheduling that need to be addressed as a part of this phase of a project.  The most common of these would include: site evaluation/selection; zoning; unit availability; subsurface soil and environmental conditions;  permitting and entitlement identification. The due diligence issues when addressed early on in the project provide the client and eventually the design consultants the necessary parameters from which the project can be realistically designed, budgeted and developed. Additionally, in this phase and as  part of these services, there is a need for evaluating the costs for construction not only historically but as importantly in the present market. Construction costs are a spot commodity, not only do raw material prices impact costs, availability of certain products and the depth of the market play a role in what to design and the associated costs. Pinnacle, with its unique background in due diligence/entitlement and design procurement can play a major role in such evaluations and activities to provide comprehensive pre-construction services assisting clients with project scope development, construct-ability/value engineering reviews, and overall cost and schedule analysis.
